Joe Jr.: 'Before we start building, it's already done in our minds. Then over the course of the next year, it's a matter of tweaking and improving that original concept.'

On the job every day
Joe Sr.: 'We are fully involved in every decision so that nothing slips through the cracks.' He and his sons are on site daily. Frank: 'Our dad watches over every construction project as if he were building it for a member of his family.'

Custom inside a spec
Joe Jr.: there is an overlap between custom and spec. Buyers want the value of a spec but want to put their stamp on it. Joe Sr. on flow: whether 7,500 square feet or a third the size, if the flow is poor, the house will feel small. Kitchen, tile, plumbing, and lighting decided early so the process runs on time.

Here forever
Every new Lorono home is warrantied for two years. The family likes to say they are here for their clients forever. Repeat business is the endorsement they cite most.

Setting Realistic Expectations
The timeline of building a home is as important to the Loronos as it is to their clients. They strategically calculate their schedule for each step of the building process in order to achieve set deadlines. They would rather be conservative in the finish date than be late in delivering a home.

Resounding Passion
Joe Lorono is as excited to start a project today as he was in 1985 when he built his first home. He has passed his perfectionism and work-ethic to his two sons, Joe and Frank, who have joined the ranks and learned craftsmanship, design, and a boots-on-the-ground style of managing a job site.
